Yesterday, YIMBY attended a special block party at the JPMorgan Tower, the company’s recently opened 1,389-foot-tall headquarters at 270 Park Avenue in Midtown East. Designed by Norman Foster of Foster + Partners and developed by Tishman Speyer, the 60-story supertall skyscraper yields 2.5 million square feet of office space with a capacity of 14,000 employees, and is the tallest structure in New York completely powered by hydroelectric energy. Adamson Associates was the architect of record , AECOM Tishman is the general contractor, and Gensler is the workplace designer for the $3 billion project, which occupies a full city block bounded by East 48th Street to the north, East 47th Street to the south, Park Avenue to the east, and Madison Avenue to the west.

A conceptual rendering has been released for 346 Madison Avenue, aka 44+Madison, a proposed 41-story office skyscraper in Midtown East, Manhattan. Developed by Delv Holdings, the 643-foot-tall structure has the potential to become an 800,000-square foot tower with a Floor to Area Ratio (FAR) of 26.0, resulting in floor plates spanning between 19,000 to 22,000 square feet. The property is located at the corner of Madison Avenue and East 44th Street within the Greater Midtown East Rezoning District, and also includes the adjacent property at 11 East 44th Street.

Work is progressing on the office-to-residential conversion and expansion of the former Pfizer headquarters at 229 East 42nd Street in Midtown East, Manhattan. Designed by Gensler and developed by Metro Loft Development and David Werner Real Estate Investments, the project involves the gut renovation and full re-cladding of the 33-story tower, along with the construction of a 19-story vertical expansion of the adjacent building at 219 East 42nd Street. The conversion will yield 1,600 rental apartments, with 25 percent reserved for affordable housing, as well as ground-floor retail space and 100,000 square feet of amenities. The abutting properties are located at the northwestern corner of East 42nd Street and Second Avenue.

Excavation is progressing at 303 East 44th Street, the site of a 35-story residential tower in Midtown East, Manhattan. Designed by ODA Architects, the 470-foot-tall structure will span 89,043 square feet and yield 131 condominium units along with 8,006 square feet of commercial space. Triangle Assets was originally listed as the developer of the project, but it’s unclear whether the company is still involved. The property is located on an interior lot between First and Second Avenues.
