RXR Realty has filed permits for 175 Park Avenue, a 95-story mixed-use supertall in Midtown East, Manhattan. Designed by Skidmore, Owings & Merrill and co-developed by TF Cornerstone, the project has been expanded from its last-announced scope of 83 stories. It’s unclear whether the skyscraper’s previous 1,545-foot height will also be revised. The development, formerly dubbed Project Commodore, will replace the existing Grand Hyatt New York and rise adjacent to Grand Central Terminal at the northwest corner of Lexington Avenue and East 42nd Street.
The development will span nearly 3 million square feet, with the majority dedicated to Class A office space and a hotel occupying the upper floors. The SOM design features a structural system of interlaced steel columns that extend from the base through the full height of the tower, forming a lattice expression that culminates in a crown element. The base of the building tapers outward to create separation from Grand Central and to accommodate infrastructure constraints posed by rail lines beneath the site.
The following renderings preview an upper terrace and the soaring lobby framed by the skyscraper’s massive structural columns.
Plans for 175 Park Avenue also include approximately 25,000 square feet of elevated, publicly accessible terraces on the lower levels, as well as retail space and improvements to the surrounding public realm and transit connections. The project is being advanced under the Midtown East rezoning framework, which allows increased density in exchange for transit upgrades and public amenities. Recent filings mark a renewed push after a period of limited activity, with construction potentially beginning as early as June, contingent on financing and tenant commitments.
Transit nearby the project includes the Grand Central Terminal, providing access to the 4, 5, 6, 7, and S trains, as well as Metro-North Railroad service.

They are not building this multi-billion dollar development on spec. At most they may demolish the Hyatt, but that would then require them to close the hotel. The hotel is still open, with rooms available in July.
Office space not needed but middle income and low income housing needed. Change this building to 40 stories of low and middle income housing and the rest can be empty office space. When Ai takes over very little office space needed.

“Construction beginning in June”? Seems like they might want to give a little time to the still open Hyatt hotel closing and being demolished too. More like “deconstruction beginning in June” then.
I wonder if the “publicly accessible terraces” will allow one to walk the wraparound lanes to Park Avenue and 45th or 46th by the current elevated viaduct. That would be an interesting alternative, if possible. Anyway, it’ll be good to see some new retail at that long emptied location.
1,543ft. / 95 stories = apx. 15′ ceilings after deducting for a 1′ slab per floor. Not exactly a need to add height to the building, even allowing for extra high lobbies on 1 & 2. This is wasteful enough already from an unoccupied but heated overhead space P.O.V. Strange how this will probably get an A energy rating anyway.

By that logic, the world trade center and the empire state building are also “bloated pigs”. It’s called efficient use of space. It will literally only “annihilate” views of the Chrystler building from one angle.

The first 10 floors should be stone to blend in with the Grand Central station the same limestone that Grand Central station is constructed up and then it would look like it belongs there thank you
The key element that makes this work is the fact that it widens the sidewalks and opens up more space to pedestrians. You’re suggestion would not, as much as I love limestone.
Way too big and bulbous of a design for the area context…overwhelms Chrysler and Grand Central. Let One Vanderbilt and 270 Park shine for this era’s supertall office boom. We all know class A office space is speculative by and for the corporations building and occupying it.

IMHO- This is an overscalled major yuck of a tower. Not a worthy design of the height and prominence of the project.

So excited to finally see this development move forward, even if just an inch. This tower will truly enhance the NYC skyline, improved the commuter experience at Grand Central Station and offer the public more space to enjoy views of the Chrysler Building and east facing side of GC.

Just 5 feet shorter than Nordstrom Tower is a bit strange. It seems this project won’t include yet another observation deck to ruin the upper floors appearance like One Vanderbilt has done. That’s great.
I don’t hate the design as it’s certainly much better than JP Morgan. But it’s very massive and makes the sublime Chrysler Building practically hidden. With the hotel rooms at the top floors, the tower could be slimmer, but it seems we’re stuck with this design.
And once again, all that sidewalk pedestrians get are brain dead glass walls.

Today all the sidewalk pedestrians gets brain dead (black) glass walls, with little access to the eastern side of GCS and no space to stop and appreciate the Chrysler Building. This project will change all that and really open things up providing a far superior pedestrian experience. In fact, I’ll go one step further and say this will become a place people will be drawn to, rather than simply walk by.

First, One Vanderbilt has already obstructed direct East facing views of Chrysler. Second, my whole point is about close up views. The boxy Hyatt Hotel currently on that site offers no public space to fully appreciate the splendor of Chrysler and totally boxes out views of Grand Central Station’s East facing façade.
This building widens the sidewalks, opens up space along the eastern side of GCS and adds two levels of public viewing space facing East toward Chrysler.
This building will also open up sunlight into Grand Central Station and make it easier for Metro North Travelers to walk directly to the subway, which frees up congestion inside Grand Station’s main hall.
The design is brilliant.

I love it. Some residential floors (not transient hotel rooms) would be nice, but the bean counters know best? I was worried for the Chrysler, but she’s had her nearly a century in the limelight and will benefit from the terrace views. The Chrysler will also benefit from proximity to 175. I’m far more pleased with this mega-tall than the other recent vertical pencil-thins.
Agree 100%… This building actually embraces Chrysler much more so than the dark black box currently on this site.
Instead of yet another massive skyscraper, what New York really needs is a fitting memorial to the person who developed the Grand Hyatt hotel on this very site in the late seventies. Since Washington D.C. is already giving him a 250 foot tall arch, let’s match it with a grand 250 foot tall bone spur sculpture, covered in sparkling fake gold leaf, and inscribed with the names of all the casualties of his ever expanding “excursions”.
I’ve got a much better idea. Instead of building this monstrosity that’s going to swallow the neighborhood in every conceivable way, let’s put the old Commodore Hotel back on the site and, instead of using it as a hotel, use it for affordable housing. Win-win.

I believe the developers here are counting/hoping to receive a huge multi-billion dollar grant from the Feds for construction integrating with transportation, as this does with Grand Central..although they might have to name this tower after you know who..
This gets done, it’ll probably be the impetus for making Park Ave pedestrian only from 42nd south. Not sure how far, maybe 40th so it lines up with Bryant Park.

This will erase the Chrysler Building from the skyline. Why are such things permitted in this country? They don’t allow it to happen elsewhere. Can you say Tour Montparnasse?
How will it erase the Chrysler Building? It has zero impact on views from the North, South or East. And anyone looking from the West can’t see Chrysler anyway, One Vanderbilt blocked that years ago. So no.
And as for elsewhere, did you not read how this project is happening because it’s connected to Grand Central and therefore ideal for office space and a hotel. The project also includes major upgrades to Grand Central including a new train hall.

It is a beautiful building – but with NYC on the deep decline (politicians are in denial) – everyone moving South – I don’t think this project will be economically successful/ever get build!
