130 East 177th Street Nears Completion in Mount Hope, The Bronx

Construction is nearing completion on 130 East 177th Street, a 12-story residential building in Mount Hope, The Bronx. Designed by Marin Architects and developed by HMC Inc, a third-party real estate and financial arm of The Postgraduate Center for Mental Health (PCMH), the 123-foot-tall structure spans 55,987 square feet and will yield 78 rental units with an average scope of 674 square feet, as well as 3,390 square feet of community facility space on the ground floor, a cellar level, six enclosed parking spaces, and a 41-foot-long rear yard. CHC Management Group is listed as the owner of the property, which is located between Grand Concourse to the east and Morris Avenue to the west.

Demolition Wraps Up At 200 East Tremont Avenue in Mt. Hope, The Bronx

Demolition work is nearing completion at 200 East Tremont Avenue in the Mt. Hope neighborhood of The Bronx. 200 East Tremont JV LLC is listed as the owner and Xolle Demo LLC is the general contractor for the property, which spans a quarter of an acre at the corner of East Tremont Avenue and Monroe Avenue, just to the east of the Grand Concourse. No information has been revealed for the forthcoming development, as only demolition permits have been filed thus far. The land currently remains zoned for commercial development.

Located between East 175th Street and East 176th Street, the lot is within walking distance of 176th Street subway station, serviced by the 4 train. Non-profit ACMH Inc. is listed as the owner behind the applications. Christopher Turner and Gene Goldstein-Plesser of Denham Wolf Real Estate Services represented ACMH during the acquisition of the property.

The affordable housing lottery has launched for Mount Hope Walton Apartments, a 14-story mixed-use building at 1761 Walton Avenue in Mount Hope, The Bronx. Developed by Procida Development Group and Mount Hope Housing Corporation and designed by Aufgang Architects, the structure yields 103 income-restricted apartments and a 9,500-square-foot community gymnasium. Available on NYC Housing Connect are 86 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $24,515 to $140,080.

Permits Filed for 50 Clifford Place in Mount Hope, The Bronx

Permits have been filed to expand a two-story structure into a four-story residential building at 50 Clifford Place in Mount Hope, The Bronx. Located between Jerome and Walton Avenues, the lot is one block from the 174-175 Streets subway station, serviced by the B and D trains. 10-Story, 18-Unit Residential Project Planned At 1771 Weeks Avenue, Mount Hope

Lorenzo De Vardo, operating under an LLC, has filed applications for a 10-story, 18-unit residential building at 1771 Weeks Avenue, in Mount Hope, two blocks east of the B and D trains’ stop at 175th Street and Grand Concourse. The building will measure 19,512 square feet, boasting relatively large average units of 1,084 square feet apiece. Reza Khamcy’s Great Neck-based Icon Engineering is the applicant of record, and permits were filed in July to demolish an existing two-story structure.

The struggling central Bronx neighborhoods of Mount Hope, Tremont, and West Farms are ripe for new construction, and the borough’s small developers are finally starting to take notice. One developer hopes to build a little four-story residential building at 1779 Weeks Avenue, just north of the Cross Bronx Expressway in Mount Hope.

When Rezoning Isn’t Just About Housing: Planning the Future of Jerome Avenue

Over the last few months, the Department of City Planning has lost the PR battle over the proposed Jerome Avenue rezoning. Residents and activists accused the city of trying to create a new neighborhood called “Cromwell-Jerome,” a reference to DCP’s initial plans for a zoning study, and in response, officials dropped “Cromwell” from the title. In reality, planning officials hope to revitalize a narrow, 73-block stretch around Jerome, from 167th Street to just south of Fordham Road. They want to improve parks, the streetscape, retail, community services, schools, and economic growth, instead of simply pushing through more housing development.
