Condominium Conversion Begins at 118 West 13th Street in Greenwich Village, Manhattan

Work is underway on 118 West 13th Street, a seven-story residential conversion in Manhattan’s Greenwich Village Historic District. Designed by BKSK Architects and developed by Slate Property Group, which acquired the property for $22.85 million and is partnering with private equity firm Avenue Realty Capital, the project will create eight condominium units spread across 34,000 square feet. The structure was originally built in 1931 and formerly served as the 175-room Eugene Lang College dormitory for The New School, once touted as the most expensive college dorm in the United States. The project is located on an interior lot between Sixth and Seventh Avenues.

Designed by David Cutler of Hustvedt Cutler Architects and developed by Daniel Vislocky of Station Companies, the 100-foot-tall structure spans 22,247 square feet and yields ten full-floor condominium units with an average scope of 1,685 square feet, as well as two cellar levels and a 30-foot-long rear yard. Tirosh & Team at Douglas Elliman Development Marketing is handling sales and New Empire Building Corporation was the co-developer and general contractor for the property, which stands on a narrow plot between First State Green Cultural Park and a row of low-rise buildings between East Houston and East 1st Streets.

Designed by James Corner Field Operations and commissioned by the Hudson River Park Trust, the park will contain a full-size soccer field surrounded by lush landscaping and shrubbery, numerous pathways, stepped seating, a children’s playground, kayak slips, a salt marsh, a dog run, viewing platforms, and Manhattan’s first public sandy beach. The site is located next to Pier 53, directly across from the Whitney Museum of American Art along Hudson River Park.

SPACE Copenhagen is the interior designer, Deborah Nevins is the landscape designer, and CNY Group is the general contractor for the property, which is located between East 10th and East 11th Streets.
