It’s been two years since renderings first appeared for the oddly named “Ballgreen Complex” at 186 Lenox Road in Flatbush. The unfortunate design and green-tinted facade haven’t changed a bit. But construction has reached its full height at eight stories, and workers have begun installing windows at the site between Bedford and Rogers Avenues.
The South Bronx hotel boom is picking back up again. Last week, plans were filed for a 10-story hotel at 2568 Park Avenue, in an industrially zoned section of Mott Haven.
Construction is complete on the residential conversion of the former P.S. 186, a previously-dilapidated five-story structure located at 525 West 145th Street, in the Hamilton Heights section of Harlem. The latest photos of the building, dubbed the Residences at PS186, can be seen in a Curbed NY report. The building contains 79 residential units, all of which are renting at below-market rates through the affordable housing lottery. The apartments, ranging from studios to two-bedrooms, should average 1,089 square feet apiece. The Boys and Girls Club of Harlem will occupy 11,000 square feet of space on the ground floor.
Brooklyn-based property owner Abraham Schiff, doing business as USA Home Financial, has filed applications for a four-story, two-unit mixed-use building at 382 Keap Street, located at the corner of South 2nd Street in the heart of Williamsburg. The building will measure 5,367 square feet, with 911 square feet of commercial-retail space across the ground and cellar levels, in addition to a 479-square-foot community facility also on the ground floor. The residential units above, spread across three floors and a penthouse level, should average 1,827 square feet apiece, indicative of condominiums.
Flushing-based KP Developers has filed applications for a four-story, eight-unit residential building at 59 West 128th Street, in Harlem. The project will measure 8,000 square feet and its residential units should average 642 square feet apiece, indicative of rental apartments. One of the apartments on the fourth floor will also feature space in an upper penthouse level. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record. The 18-foot-wide, 1,831-square-foot lot is vacant.
