Astral Weeks is developing little buildings all over Prospect Lefferts Gardens and Flatbush, and today we have a look at one of their projects at 19 East 31st Street, in East Flatbush.

A century-old wood frame house and garage bit the dust last year on the lot between Church and Snyder avenues. Now, a four-story apartment building is under construction there.

It’ll have 10 units spread across 9,257 square feet of residential space, for nicely sized apartments averaging 925 square feet. In terms of layout, the development will include two duplexes on the ground floor, three units each on the second and third floors, and two more duplexes rounding out the top story and penthouse.

The project is small enough to evade the city’s parking requirements, so there’s no parking. But the building will offer private storage units, laundry, and a shared roof deck

Douglas Pulaski’s Bricolage Designs applied for the permits, and Andy McGee Design is responsible for the rendering. The brick facade has a fairly straightforward, traditional look that will mesh well with the brick apartment buildings and row houses on either side.

We’re excited to see more construction in this area, where rents remain somewhat affordable and the 2 and 5 trains are only a few minutes away.

Astral Weeks is also developing a similar project at Nostrand Avenue and Erasmus Street, and two more four-story buildings at Nostrand and Church Avenues.
