77-Story, 600-Unit Mixed-Use Tower to Rise 984 Feet at 235 Cherry Street, Lower East Side

It looks like another supertall will rise in Lower Manhattan. Plans for a 77-story, 600-unit mixed-use tower at 235-247 Cherry Street, on the southern end of the Lower East Side, have surfaced in City Planning documents obtained by Bowery Boogie. The schematic diagram indicates the tower’s roof level will clock in at 983 feet and 8 inches, which would be categorized as a supertall by the Council on Tall Buildings and Urban Habitat (CTBUH). A parapet enclosing the building’s bulkhead and mechanical equipment would boost the final height even further, possibly past the 1,000-foot mark. JDS Development Group is seeking minor zoning changes to build the tower. Details and renderings of the cantilevering project were first revealed in the spring. At the time, it was learned that the tower would include 150 affordable units, 10,000 square feet of retail, and a 4,600-square-foot senior center. The adjacent 10-story Two Bridges Senior Apartments would also see a renovation. SHoP Architects is behind the design, and Two Bridges Neighborhood Council and Settlement Housing Fund are the property owners. A single-story commercial building will have to be demolished. Construction is not expected to begin until at least 2018.

Permits Filed: 816 58th Street, Sunset Park

Builders aiming to cater to the growing number of Chinese families in eastern Sunset Park have started looking for ways to redevelop its aging brick townhouses and squat walk-up apartment buildings. One such project emerged from the Department of Buildings filings yesterday. Longtime owner William Chou hopes to build an eight-story, mixed-use building at 816 58th Street, between 8th and 9th Avenues.

11-Story, Six-Unit Mixed-Use Building Rises To Fourth Floor At 239 Tenth Avenue, West Chelsea

The 11-story, six-unit mixed-use building under development at 239 Tenth Avenue, located on the corner of West 24th Street in West Chelsea, is now four stories above street level. The progress report comes from Curbed, and the site has been decorated with murals by local artist Rivka Katvan. Dubbed The Getty, it will eventually encompass 54,662 square feet, featuring 13,437 square feet of commercial space across the cellar through second floors, followed by two duplex units spanning the third and fourth floors, a single apartment per floor on level five through nine, and a duplex penthouse on the 10th through 11th floors (also featuring a roof terrace). The units, averaging 4,674 square feet apiece, will be condominiums. Victor Group and SHVO, are the developers, and Peter Marino is the architect. Completion can be expected in 2017. Two Four-Story, Seven-Unit Mixed-Use Buildings Filed at 114-01 Atlantic Avenue, Richmond Hill

Queens-based Ghotra Property has filed applications for two four-story, seven-unit mixed-use buildings at 114-01 – 114-05 Atlantic Avenue, in Richmond Hill. From west to east, they will measure 8,625 square feet and 7,680 square feet, respectively. Both will feature a 681-square-foot retail unit on the ground floor, followed by seven residential units across the rest of each structure. Across the entire development, the residential units should average 852 square feet apiece, indicative of rental apartments. Amenities include a total of three off-street parking spots. Manish S. Savani’s Briarwood-based architectural firm is the architect of record. The 50-foot-wide, 4,979-square-foot assemblage, at the corner of 114th Street, is currently occupied by two single-story commercial-retail buildings. Demolition permits have not been filed. The site is located four blocks from the 111th Street stop on the J train.

Two-Building, Five-Unit Residential Redevelopment Coming to 61-49 56th Avenue, Maspeth

In Maspeth, Midtown South-based Shimon Properties has filed applications to build a three-story, three-unit residential building at 61-47 56th Avenue, and to redevelop the two-story, single-family house at 61-49 56th Avenue into a two-family apartment. The ground-up building will measure 4,011 square feet, while the existing one is being expanded by 269 square feet. Across both, the full-floor residential units should average 908 square feet apiece. David Nagan’s Fresh Meadows, N.Y.-based King David Architecture is the architect of record. The 51-foot-wide, 5,049-square-foot lot is solely occupied by the two-story house. The site is located immeadiately off Exit 18 on the Long Island Expressway/Queens Midtown Expressway.
