OMA-Designed 121 East 22nd Street-122 East 23rd Street Almost Complete, Gramercy

New development is an infrequent occurrence in the East 20s, but from 121 East 22nd Street through to 122 East 23rd Street, Toll Brothers City Living is almost finished on their latest project, designed by the Office of Metropolitan Architecture. Tectonic stopped by the site for an update, and the latest progress shots show that the smaller of the two buildings is almost ready for its opening day.

Applications filed with the DOB show that the total floor area will measure 275,387 square feet, within which, there will be 12,125 square feet of retail space, located on the first floor. The rest of the square footage will be divided amongst 133 condominiums, ranging from studios to five-bedrooms, and averaging almost 1,500 square feet apiece.

The larger 18-story building sits on the corner of East 23rd Street and Lexington Avenue, while the smaller 13-story component sits on 22nd Street. The final glass is going in on 22nd Street, while on the corner, it is just getting started.

The design by OMA integrates the project into the surrounding fabric fairly seamlessly. Besides bringing new retail to the neighborhood and sticking fairly close to the surrounding street-wall, the dynamic facade of both components brings a dose of energy to the block. The corner facing Lexington Avenue and 23rd Street is particularly unique, and while it may lack windows for the moment, the crystalline inspiration is already quite obvious.

Completion of the site’s entirety is expected within the next year.
