Yet another new development in Tribeca is nearing the finish line, and work on the sales gallery for 91 Leonard Street has now wrapped. Toll Brothers City Living is responsible for the development, and the condominium building, known as 91 Leonard, will rise 19 floors and 210 feet to its rooftop.
When finished, 91 Leonard will yield a total of 178,000 square feet of space, 147,768 square feet of which will be dedicated to residential use. That leaves roughly 12,000 square feet for commercial occupancy.
The completed project will bring 111 new condominiums to the market, at an average size of 1,319 square feet. Units range from studios up to four bedrooms, and pricing starts at $875,000, and ranges all the way up to a lofty $10 million+
The full-service building comes with a 24/7 attended lobby featuring an overlook with a view of a private garden and reflecting pool, designed by international landscape architecture firm Enea. Other amenities will include a fitness center, indoor pool, sauna and steam room, children’s playroom, screening room, as well as a rooftop lounge featuring an outdoor fireplace.
The building’s facade is primarily composed of a deep grey concrete, with inset floor to ceiling windows framed with dark bronze. The exterior will also be trimmed with terra cotta fins. The design is intended to evoke the look of the layered facades of the neighborhood’s cast iron warehouses and lofts.
Skidmore Owings & Merrill (SOM) and Hill West are responsible for the building’s exterior architecture.
Residents will find themselves in close walking distance to the Franklin Street subway station which offers service on the 1, as well as the three Canal Street stations which offer service on the J, M, Z, N, Q, R, W, and 6 lines.
The sales office is currently open, located at 75 Leonard Street, and Toll Brothers City Living is responsible for sales and marketing.
Occupancy is slated for the second quarter of 2019.
