Construction is nearing completion on 172 Duane Park, a multi-story townhouse expansion at 172 Duane Street in Tribeca, Manhattan. Developed by owner Anthony Coll, who borrowed $14.5 million from Castellan Capital, the project involves a four-story addition atop an existing two-story structure and will span more than 20,000 square feet. The building will contain two units and will feature a private rooftop terrace, as well as an apparel and display studio, according to 2023 permits. The property is located between Greenwich and Hudson Streets, directly across from Duane Park.

The addition is almost finished, featuring a distinctive design that contrasts with the surrounding traditional architecture. The new floors are set back from street level within a metal framework with a glass roof. Work is still wrapping up on the ground floor, which remains obscured behind the sidewalk shed.

The following Google Street View image shows the appearance of the structure before the start of work. The original open-air arches, gates, and glass brick wall was left untouched. Construction began in 2015 and topped out at some point between 2020 and early 2021. The scaffolding covering the new levels began to be removed last year.
