YIMBY checked in on six residential developments coming to Greenpoint, Brooklyn. The sites are located between Newtown Creek to the north, Freeman Street to the south, Manhattan Avenue to the east, and West Street to the west, and are all within walking distance of the G train at the Greenpoint Avenue station.
Construction has topped out on 60 Box Street, a six-story residential building between Manhattan Avenue and McGuinness Boulevard. Designed by StudiosC and developed by Aerial Development Group, the structure will yield four duplex condominium units. The developer acquired the property for $2.825 million in early 2025 and is projecting a $12 million sellout. Work is slated for completion this winter.

Demolition is progressing at 49 Eagle Street, the site of a forthcoming residential building near the corner of Eagle and Franklin Streets. Details are scarce at the moment, but the parcel will be combined with the abutting lot at 233 Franklin Street to the east to form a plot capable of supporting a substantial development. The property was purchased by an undisclosed investment group last year, and crews are currently dismantling the one-story residential building on site behind construction fencing.

Construction is continuing on 101 Eagle Street, an expansion of a three-story residential building between Franklin Street and Manhattan Avenue. Designed by SD Design Studio, the project will add an additional floor above the existing roof and extend the building’s footprint. The steel-framed addition is complete and crews are enclosing the walls with insulation layers. Construction is slated for completion this fall.

Work is nearing completion on 129 Eagle Street, a four-story residential building near the corner of Eagle Street and Manhattan Avenue. Developed by The Caciedo Group, the structure spans nearly 5,200 square feet and will yield seven units, according to filed permits. The brick and bronze-hued façade is largely in place above the ground floor, though interior work appears ongoing. YIMBY expects construction to conclude this winter.

A new rendering was recently revealed for 70 Freeman Street, a five-story residential building between Franklin and West Streets. Designed by ARC Architecture + Design Studio and developed by Decatur Partners LLC, the structure will yield ten condominium units. Amenities will include a rooftop outdoor swimming pool, bike storage, and a parking garage. Demolition permits have yet to be filed and a target completion date has not been announced.
The rendering previews the first four stories with a symmetrical fenestration incorporating tall arched window frames and central cutouts for shallow loggia balconies. The final story will feature an L-shaped massing with an expansive terrace at the corner, and the structure will culminate in a landscaped roof deck. The lower levels will be clad in dark gray brick around the floor-to-ceiling windows, while the upper story will feature matching gray paneling.

Demolition is nearing completion at 1084 Manhattan Avenue, the site of an eight-story residential building near the corner of Manhattan Avenue and Dupont Street. Designed by Michael Muroff Architect, the 87-foot-tall structure will span 15,127 square feet and yield 17 units. The project will also include 1,570 square feet of commercial space, according to permits filed in March 2025. Crews are currently in the process of razing the former three-story occupant of the site behind the sidewalk shed. A construction timeline for its replacement has yet to be revealed.
