Permits have been filed for an 18-story senior living facility at 2330 Broadway on the Upper West Side in Manhattan. Located between West 84th Street and West 85th Street, the interior lot is one block south of the 86th Street subway station, serviced by the 1 train. As previously reported by YIMBY, the site is under development by Welltower, Inc. and is the second senior living property in New York City for the global health provider. Real estate investment firm Hines is also a co-developer.
The proposed 230-foot-tall development will yield 109,315 square feet designated for memory care facilities and senior living areas. It will have 162 residences, with an average unit scope of 674 square feet. Half of the units will be reserved for residents with memory and cognitive disorders. The concrete-based structure will also have double-height amenity space at the ground level.
The building is designed by SLCE Architects, which is also responsible for Welltower’s senior facility Sunrise at East 56th Street. Amenities include a spa, a homeopathic care center, a rooftop garden, and a bistro for residents.
Demolition permits were filed in February of this year. The project is estimated to be completed by 2020.
