Leasing has launched for the 421 units at Two Blue Slip a 40-story residential tower on the East River waterfront in Greenpoint, Brooklyn. Designed by Handel Architects and developed by Park Tower Group and Brookfield Property Partners, the reinforced concrete structure is the tallest completed building in the 22-acre Greenpoint Landing master plan.
The project includes residential amenities designed by Gachot Studios including The Pool Club with a private bar, a lounge, and reservable cabanas with views of the Manhattan skyline; a two-story fitness center with a spin studio, TRX equipment, and a full suite of cardio and strength training options; an outdoor landscaped terrace with grilling stations and wet bars; and a residential lounge with a fireplace. Two Blue Slip also features 12 penthouse units with individual outdoor terraces. Every residence comes with a Latch keyless entry and home management system, and the building offers complimentary rides to transit hubs with Via.

Two Blue Slip features an elliptical-shaped top that rests above the stack of rectangular floor plates. This makes the building stand taller than its adjacent residential sibling One Blue Slip, which was the first to be erected for the waterfront master plan and opened in August 2018. A strip of exposed floors on the southern elevation remains where the exterior hoist used to be, and should be filled in shortly. Dark metal paneling is also quickly rising up the white-painted perimeter columns between the building’s floor-to-ceiling windows.
Greenpoint Landing stretches for half a mile along the East River and is expected to deliver 5,500 units, of which about 1,400 are dedicated to affordable housing. The development will also include a new K-8 public school and a James Corner Field Operations-designed waterfront park. Construction has yet to begin on the remaining eight towers and no timeline or completion date have been announced. Occupants of Two Blue Slip will have prime views of the Midtown skyline with the immediate foreground of the East River and lower Manhattan to the south. Other attractive vistas include the sunsets behind the iconic skyline and uninterrupted morning light to the east.

YIMBY is also reporting that construction on the next phase of the master plan, which calls for three towers and additional public waterfront open space designed by James Corner Field Operations, has begun. One 30-story tower is set to rise between One Blue Slip and the future Box Street Park, while the other two are the pair of OMA-designed residential buildings and a small adjacent seven-story building. Thirty percent of the 745 units in this phase will be affordable housing. The upcoming park space will include a lawn, a picnic area, a garden walk, and some salvaged maritime pieces.
