Earthwork is getting underway at 251 Douglass Street, the site of a 15-story residential building in Gowanus, Brooklyn. Designed by Fogarty Finger Architects and developed by Charney Companies and Tavros Capital, the structure will span 250,000 square feet and yield 260 rental apartments with 25 percent reserved for affordable housing, as well as ground-floor retail space and on-site parking facilities. The project is alternately addressed as 239 Nevins Street and located at the corner of Nevins and Douglass Streets on a plot formerly occupied by a one-story garage.

Not much progress has occurred since our last update after groundbreaking occurred in November. Recent photos show several construction machines on site, including an excavator, pile driver, and multiple crane rigs, suggesting that excavation and foundations could soon begin in earnest.

The main rendering posted on site bears an architectural resemblance to 585 Union Street, another Fogarty Finger-designed residential project in Gowanus, featuring a pleated motif stretching across both the western and southern elevations. The façade is composed of light- and dark-gray panels and mullions with narrow columns of floor-to-ceiling windows and gray spandrels. The ground-floor retail storefronts are topped with triangular canopies that match the geometry of the walls above, and a setback is positioned on the 11th story dividing the two main sections of the fenestration.

Charney Companies and Tavros Capital purchased the property from Atkins & Breskin for $13.47 million in a deal brokered by CBRE. The project’s scope includes 26,465 square feet of air rights acquired from an adjacent building.

The closest subway service from 239 Nevins Street is the R train at the Union Street station along 4th Avenue.

251 Douglass Street’s anticipated completion date is slated for spring 2025, as noted on site.

  1. The equipment is for soil mixing-remediation. There has been no work at the site for 3 months.
