Permits have been filed for an eight-story mixed-use building at 33 McGuinness Boulevard in Greenpoint, Brooklyn. Located between Driggs Avenue and Nassau Avenue, the interior lot is a short walk to the Nassau Avenue subway station, serviced by the G train. Belvedere Capital under the 33 McGuinness LLC is listed as the owner behind the applications.

The proposed 84-foot-tall development will yield 21,051 square feet, with 18,295 square feet designated for residential space. The building will have 27 residences, most likely rentals based on the average unit scope of 677 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

Ralph Kowalczyk of Issac & Stern Architects is listed as the architect of record.

Demolition permits have not been filed yet for the 1910s single-family home on the site. An estimated completion date has not been announced.
