Permits have been filed for a 20-story mixed-use building at 317 Broadway in Tribeca, Manhattan. Located at the intersection of Broadway and Thomas Street, the corner lot is a short walk to the City Hall subway station, serviced by the R and W trains, and Chambers Street station, serviced by the 1, 2, and 3 trains. United American Land under the 315 Broadway LLC is listed as the owner behind the applications.

The proposed 210-foot-tall development will yield 82,524 square feet, with 64,549 square feet designated for residential space and 5,787 square feet for commercial space. The building will have 76 residences, most likely rentals based on the average unit scope of 849 square feet. The masonry-based structure will also have a cellar but no accessory parking.

Morris Adjmi Architects is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.
