Permits have been filed for a seven-story mixed-use building at 86-15 Queens Boulevard in Elmhurst, Queens. Located between Broadway and 54th Avenue, the interior lot is a five-minute walk to the Grand Avenue-Newtown subway station, serviced by the M and R trains. Pi Capital Partners under the 8615 Queens Boulevard LLC is listed as the owner behind the applications.
The proposed 85-foot-tall development will yield 132,313 square feet, with 86,252 square feet designated for residential space, 19,442 square feet for community facility space, and 6,987 square feet for commercial space. The building will have 142 residences, most likely rentals based on the average unit scope of 607 square feet. The concrete-based structure will also have a cellar, basement, and 82 enclosed parking spaces.
Raymond Chan Architect is listed as the architect of record.
Demolition permits have not been filed yet for the office building on the site. An estimated completion date has not been announced.
