The affordable housing lottery has launched for 83-12 Broadway, a seven-story mixed-use building in Elmhurst, Queens. Designed by ABC Engineering and developed by NY B&B Property LLC, the structure yields 34 residences. Available on NYC Housing Connect are six units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $84,926 to $146,560.
Amenities include bike storage lockers, laundry service, and elevator. Residences are equipped with energy-efficient appliances, air conditioning, intercoms, and patios or balconies. Tenants are responsible for electricity, including the stove, heat, and hot water.
At 80 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,225 for incomes ranging from $84,926 to $122,160, and three two-bedrooms with a monthly rent of $2,579 for incomes ranging from $102,000 to $146,560.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 28, 2026.
