One Boerum Place’s Curtain Wall Continues to Rise in Downtown Brooklyn

Façade work is progressing swiftly at One Boerum Place, a 21-story residential building in Downtown Brooklyn. Designed by SLCE Architects and developed by Avery Hall InvestmentsAllegra Holdings, and Aria Development Group, the project will contain 122 units and is expected to cost around $250 million.

New photographs show the state of work on the building, which is located on a narrow plot bound by Boerum Place, Red Hook Lane, and Fulton Street. The curtain wall is approaching the halfway mark of the reinforced concrete structure, with the elevations facing Boerum Place and Fulton Street leading the way. More windows on the wide western elevation have also recently been installed.

One Boerum Place will feature around 22,000 square feet of ground-floor retail space and 183,000 square feet of residential area divided among one-, two-, and three-bedroom homes. Amenities include a two-story fitness center, swimming pool, sauna, an entertainment lounge, a children’s playroom, a 24/7 doorman and concierge service, a parking garage, a storage room, and a landscaped roof deck with an outdoor kitchen. Renderings show trees and shrubs on each of the setbacks. The building’s slender, wedge-shaped footprint gives it a distinctive Flatiron-esque profile when viewed from the south, which will make it an interesting visual addition to the evolving neighborhood.

The nearest subways are the 2 and 3 trains at Hoyt Street; the 4 and 5 trains at Borough Hall; the A, C, and F trains at Jay Street-MetroTech; and the G train at the Hoyt-Schermerhorn Street station. Also nearby are the B and Q trains at the DeKalb Avenue stop on Flatbush Avenue.

One Boerum Place is expected to be completed in the first quarter of 2021.
