The affordable housing lottery has launched for DeKalb Commons, a three-building affordable housing complex at 639 DeKalb Avenue, 652 DeKalb Avenue, and 1187 Fulton Street in Bedford-Stuyvesant, Brooklyn. Designed by Magnusson Architecture & Planning and developed in partnership by the Bedford Stuyvesant Restoration Corporation and St. Nicks Alliance, the two seven-story buildings and one four-story building together yield 85 residences. Available on NYC Housing Connect are 60 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $22,869 to $154,080.
Project amenities include a shared community room located at 652 DeKalb Avenue, elevators, free building-wide Wi-Fi, bicycle storage, and rear outdoor sitting areas. Tenants are responsible for electricity, including electric stove.
At 30 percent of the AMI, there is one studio with a monthly rent of $556 for incomes ranging from $22,869 to $37,290; six one-bedrooms with a monthly rent of $703 for incomes ranging from $28,458 to $41,940; five two-bedrooms with a monthly rent of $835 for incomes ranging from $34,458 to $50,310; and one three-bedroom with a monthly rent of $956 for incomes ranging from $40,046 ti $57,780.
At 40 percent of the AMI, there are two studios with a monthly rent of $789 for incomes ranging from $30,858 to $49,720; five one-bedrooms with a monthly rent of $994 for incomes ranging from $38,435 to $55,920; six two-bedrooms with a monthly rent of $1,185 for incomes ranging from $46,458 to $67,080; and two three-bedrooms with a monthly rent of $1,359 for incomes ranging from $53,863 to $77,040.
At 60 percent of the AMI, there are two studios with a monthly rent of $1,255 for incomes ranging from $46,835 to $74,580; four one-bedrooms with a monthly rent of $1,577 for incomes ranging from $58,423 to $83,880; seven two-bedrooms with a monthly rent of $1,884 for incomes ranging from $70,423 to $100,620; and one three-bedroom with a monthly rent of $2,167 for incomes ranging from $81,566 to $115,560.
At 70 percent of the AMI, there is one studio with a monthly rent of $1,488 for incomes ranging from $54,823 to $87,010; five one-bedrooms with a monthly rent of $1,868 for incomes ranging from $68,400 to $97,860; six two-bedrooms with a monthly rent of $2,233 for incomes ranging from $82,389 to $117,390; and one three-bedroom with a monthly rent of $2,571 for incomes ranging from $95,418 to $134,820.
At 80 percent of the AMI, there are two studios with a monthly rent of $1,721 for incomes ranging from $62,812 to $99,440; six one-bedrooms with a monthly rent of $2,159 for incomes ranging from $78,378 to $111,840; six two-bedrooms with a monthly rent of $2,583 for incomes ranging from $94,389 to $134,160; and two three-bedrooms with a monthly rent of $2,974 for incomes ranging from $109,235 to $154,080.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 9, 2025.
