Manhattan Beach Club Waterfront Development Breaks Ground in South Amboy, New Jersey

BNE Real Estate Group and the City of South Amboy recently broke ground on Manhattan Beach Club, a 1,875-unit development along the Raritan River in South Amboy, New Jersey. The project will be completed in multiple phases and will also include a new ferry terminal.

Located in suburban Middlesex county, Manhattan Beach Club will take shape on a 55-acre parcel of land between the South Amboy Station and Raritan Bay. Phase one, which broke ground on July 24, includes construction of the first of two four-story buildings. This first building will contain more than 500 rental homes.

Estimated construction costs for the entire project hover around $500 million. This includes a new 20,000-square-foot transit facility that will operate up to three ferries between the Raritan Bay waterfront and Lower Manhattan. The terminal will also support a 700-vehicle parking lot.

South Amboy city officials believe that ferry operation, which will accommodate hundreds of commuters to New York City, is a vital component to an ongoing effort to attract new visitors, residents, and businesses to the area.

“South Amboy’s current and previous administrations have done a remarkable job in revitalizing the city’s waterfront over the past two decades, delivering a mix of residential, commercial, and recreational uses throughout the city,” said Jonathan Schwartz, principal at BNE Real Estate Group. “We share their vision for unlocking the value of this critical waterfront asset and transforming it into a thriving, well-connected neighborhood that will also benefit downtown South Amboy.”

Both of the residential buildings will contain a mix of studio, one-, and two-bedroom rentals. Units will feature furnished appliances, hardwood flooring, nine-foot-high ceilings, and in-unit washers and dryers. Select residences will also include private outdoor space.

Amenities will eventually include a large fitness center with dedicated yoga, spin, and virtual workout programming, an outdoor pool deck with cabana seating, indoor and outdoor bars, barbecue grills, fire pits, and lounge areas with all-weather TVs. Additional amenity spaces include a children’s playroom, multiple entertainment lounges, a dog spa, Amazon package lockers, and a co-working center with conference rooms and private offices.

Phase one is expected to debut by summer 2022.
