Housing Lottery Launches for Loden at 54 Crown Street in Crown Heights, Brooklyn

The affordable housing lottery has launched for Loden, a 17-story mixed-use building at 54 Crown Street and 131 Montgomery Street in Crown Heights, Brooklyn. Designed by Hill West Architects and developed by Carmel Partners, the structure yields 569 residences. Available on NYC Housing Connect are 143 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $33,875 to $167,700.

Residences feature in-unit washers and dryers, dishwashers, air conditioning, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Amenities include a gym, yoga studio, media room, party room, coworking lounge, children’s playroom, storage, parking garage, bike storage, pet-friendly policies, concierge, and a rooftop terrace. Tenants are responsible for electricity.

At 40 percent of the AMI, there are 16 studios with a monthly rent of $914 for incomes ranging from $33,875 to $49,720; 24 one-bedrooms with a monthly rent of $974 for incomes ranging from $36,275 to $55,920; and 20 two-bedrooms with a monthly rent of $1,161 for incomes ranging from $43,543 to $67,080.

At 60 percent of the AMI, there are 12 studios with a monthly rent of $1,408 for incomes ranging from $50,812 to $74,580; 26 one-bedrooms with a monthly rent of $1,504 for incomes ranging from $54,446 to $83,880; and 17 two-bedrooms with a monthly rent of $1,796 for incomes ranging from $65,315 to $100,620.

At 100 percent of the AMI, there are six studios with a monthly rent of $2,397 for incomes ranging from $90,755 to $139,800; 12 one-bedrooms with a monthly rent of $2,563 for incomes ranging from $90,755 to $139,800; and ten two-bedrooms with a monthly rent of $3,067 for incomes ranging from $108,892 to $167,700.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 21, 2025.
