Permits have been filed for a six-story mixed-use building at 753 Washington Avenue in Crown Heights, Brooklyn. Located between St. Marks Avenue and Bergen Street, the lot is near the Eastern Parkway-Brooklyn Museum subway station, served by the 2, 3, and 4 trains. Louis Lebovits under the Meral Bedford LLC is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 10,464 square feet, with 9,891 square feet designated for residential space, and 573 square feet for commercial space. The building will have ten residences, most likely condos based on the average unit scope of 989 square feet. The concrete-based structure will also have a cellar and a rooftop terrace.

Jeffrey Kamen Architect is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

While neighborhood boundaries are subject to personal interpretation, I think most people in the neighborhood would agree that this is in Prospect Heights, not Crown Heights, with Classon Ave to the east as the closest we have to a common-sense boundary. Of course if you’re not from here it’s all the same to you.

  2. Cross streets are wrong (though weirdly the picture is correct). Should be St. Johns and Sterling.

    • Ah. That makes sense. Otherwise the closest subway would’ve been Clinton-Washington on C line. And historically Washington was the divider between Prospect Heights and Crown Heights, but I think many would agree with “em” that the divide has been pushed east to Classon , where it continues the division between Clinton Hill and Bed-Stuy.

  3. That spot used to be occupied by Mayday Hardware. It has been around for a long time until recently. Prospect Heights (Brooklyn) is changing.
