OMA’s New York design studio has unveiled renderings of a three-story rooftop addition for Tiffany & Company’s Fifth Avenue flagship. Located at 727 Fifth Avenue in Midtown, Manhattan, the project arrives as the structure’s most comprehensive renovation since completion in 1940.

Under the direction of OMA partner Shohei Shigematsu and Jake Forster, an associate, the vertical addition is envisioned as a diversification of the building’s existing retail ecosystem. In this regard, the three new stories, floors eight through ten, will function as exhibition, event, and clienteling space. The upper level of the expansion is enclosed in a textured glass curtain wall with a more typical glass-clad volume recessed below. The entire expansion is surrounded by an open-air terrace with a perimeter of light landscaping.

“Tiffany’s Fifth Avenue flagship is more than a retail space, it is a destination with a public dimension,” Shigematsu said. “The new addition is informed by programmatic needs of the evolving brand—a gathering place that acts as a contemporary counterpart to the iconic ground-level space and its activities.”

Construction kicked off earlier in 2019 and is expected to wrap by spring 2022. While work continues, Tiffany & Co. has temporarily relocated its flagship to an adjacent storefront at 6 East 57th Street.

  1. Not bad. It definitely fits in with the existing building.

  2. ..But will there be a place to get “Breakfast”?

  3. I agree, the expansion seems to be working well with the historic building, and I particularly like the Tiffany blue hue of the renderings, a smart touch. As for getting “breakfast @”… I would expect the Blue Box Cafe to reopen on the terraced lower floor of the expansion, which would be a welcomed improvement from the previous rather crammed location on the 4th floor.

  4. Nice setup for high priced meetings and private shopping. The cost probably small relative to revenue potential. The floors will be vanilla and vapable of hosting vsrious clients.

    Not bad.
