One Boerum Place Nears Completion in Downtown Brooklyn

Exterior work is nearing completion on One Boerum Place, a 22-story residential building in Downtown Brooklyn. Designed by SLCE Architects and developed by Avery Hall InvestmentsAllegra Holdings, and Aria Development Group, the $250 million project will yield 96 apartments designed by Gachot Studios. Nancy Packes, Inc. has launched leasing for the homes, which range from one- to four-bedroom layouts with access to a wide range of amenities. One Boerum Place is bound by Boerum Place to the west, Fulton Street to the north, and Red Hook Lane to the east.

Since our last update in November, the remainder of the large windows have been installed between the light-colored brick façade, and the scaffolding has been removed from the completed roof-level mechanical extension.

Sidewalk scaffolding still surrounds the northern, western, and slim southern elevations. The exterior hoist is still attached to the main elevation along Boerum Place, but should be removed in the coming weeks. The brick exterior brightly shines in the afternoon sunlight and highlights the grid of windows.

Homes will range from 700-square-foot one-bedrooms at $4,700 a month to 1,800-square-foot four-bedroom apartments costing up to $15,500 per month and featuring private outdoor spaces. Each offers 10-foot-high ceiling spans, oversized windows, and custom millwork and finishes throughout. Indoor wellness amenities include a lap pool, sauna, men’s and women’s changing rooms with cabana seating, a two-story fitness center with commercial-grade facilities, and a yoga room. There will also be multiple lounge areas, a children’s playroom, a pet spa, and bicycle storage. Brook Landscape is curating the building’s outdoor spaces with a diverse spectrum of trees, hedges, soft grasses, and flowers. There will also be a south-facing rooftop park on the 23rd floor. Multiple cooking stations, lounge areas, and dining tables fill the other outdoor spaces.

Occupancy at One Boerum Place is expected to commence this summer.

  1. It’s extremely weird that their site makes it seem as though they are ashamed of their Downtown Brooklyn Location. It says they are “at the nexus of Brooklyn Heights, Cobble Hill, and Boerum Hill.” It also talks about “Instagram-worthy stores lining Montague St., Court St., Atlantic Ave., and Smith St.” You are in the heart of Downtown BK and border Fulton Mall, the busiest street for retail in the borough! Pretty gross to charge over $4K a month in a neighborhood you think is beneath your tenants.

    • I should note that they say all those things and never once even mention Downtown Brooklyn on their site. Obviously access to great neighborhoods nearby is a plus. There is also a weird emphasis on car ownership for one of the best locations for mass transit in the city.

      • A tiny number of apartments based on the size of the building as well.

        Whatever, these are the outcomes our zoning code encourages…

  2. I’d never noticed the rounded corners. Very subtle, very sleek. That said, the asking rents are appalling. It’s not THAT nice.

  4. From its signature massing and shape to the lovely brickwork and gentle curves, One Boerum Place is a masterpiece.

  5. This building is really handsome. The high rents are largely due to the fact the apartment interior finishes were originally intended for condos, not rentals.

    The apartments are gorgeous and a step way above even the higher end of the rental market. I think that justifies the premium. Time will tell as to whether I’m right about that.

    This new industrialist residential architecture is pretty nondescript, and I do wonder what happens when one too many of these buildings comes on line when people may be asking for something else. I mean, it’s always the same exterior look, the same interior finishes, it’s groundhog day, and it’s just a little bit played out for me.
