Developers, State Agencies Complete $12.3M Affordable Housing Complex in Erie County, New York

This week, city agencies announced the completion of Alberta Place, a new $12.3 million affordable housing complex for adults 55 years old and above. The property is located at 64 Amsterdam Avenue in Amherst, New York and was developed by Belmont Housing Resources for WNY with support from the New York State Homes and Community Renewal.

Alberta Place comprises 46 housing units spread across three stories. This includes 38 one-bedroom and eight two-bedroom units. Half of the apartments will be reserved for individuals and households with incomes at or below 50 percent of the area median income (AMI). A total of 27 units will be reserved for those earning below 60 percent AMI. The development also features seven fully accessible apartments with supportive services for residents in need of assistance to live independently. On-site supportive services will be provided by Western New York Independent Living, Inc.

Amenity spaces include a community room with a kitchen area, laundry rooms on each floor, a lounge, and a computer room.

“Our investment in Alberta Place is evidence of [New York State’s] ongoing commitment to the residents of Western New York,” said New York State Homes and Community Renewal commissioner RuthAnne Visnauskas. “This new $12 million complex will provide 46 beautiful affordable homes for older adults, with supportive services and easy access to all the growing, thriving community offers.”

Key Bank Community Development Corporation was the tax credit investor, as well as the construction lender.

Since 2011, Homes and Community Renewal has dedicated nearly $502 million in resources to finance 82 multifamily developments and 5,586 affordable apartments in the western New York region. The agency’s investment has leveraged more than $754 million in other funding to create or preserve these developments.

Alberta Place is one of the latest projects to debut as part of the Empire State Supportive Housing Initiative, an ambitious plan to create or preserve over 100,000 affordable and at least 6,000 supportive housing units. Abbreviated as ESSHI, the initiative was founded in 2016 and has provided operating funds for more than 5,400 units of supportive housing. The state intends to develop a total of 20,000 units over the next 15 years.

In the New York City area, projects financed by the initiative include 1159 River Avenue and 1325 Jerome Avenue in The Bronx and Dayspring Commons and Hudson Hill in Yonkers.

  1. I mean, it is nice that this happened, but Amherst, New York is farther from NYC than Washington, D.C. It is in fact about as far away as Pittsburgh, PA. That said, Buffalo YIMBY, let’s go!
