Exterior work continues to shape up on 145 Perry Street, a four-story, 30,000-square-foot mega mansion in the West Village. Alternately addressed as 703-711 Washington Street, the project is designed by Leroy Street Studio with Robert Silman Associates Structural Engineers. Sciame Construction is the general contractor for the property, which is located at the corner of Perry and Washington Streets. The site used to house a two-story parking garage that was demolished to make room for the new structure after gaining approval from the Landmarks Preservation Commission.
A great deal of progress has occurred since our last update in October 2020, when the reinforced concrete superstructure had just topped out. Now scaffolding has been dismantled, revealing the warm-colored, hand-laid Petersen brick façade covering the exterior.
Photographs show almost all of the black netting and metal scaffolding above the sidewalk and ground floor removed. The southwestern corner has a porous brick pattern that lets air and light pass through, and is interspersed with shallow recessed bricks. The same layout is repeated directly below, although the sidewalk scaffolding largely obscures it for now. Two open-air rectangular voids flank this symmetrical brick design but are covered in the last amount of scaffolding. Windows on the top two floors are joined by dark metal spandrels. Work on the first level has yet to be unveiled from behind the construction barriers and fencing.
Not much is known about the interiors, though YIMBY previously stated that they will be finished with bronze trim, plaster walls and millwork, and feature a grand staircase, a gallery, a home theater, and landscaping by Edmund Hollander of Hollander Design Landscape Architects. Below are additional exterior renderings from our earlier coverage that still give a clear look at what to expect in the near future. The rooftop is shown to be populated with lots of landscaping and shrubbery while the sidewalk trees help to visually soften the large flat walls and monolithic size of the mega mansion.
145 Perry street is anticipated for completion in early 2022.
