The affordable housing lottery has launched for 251 West 117th Street, a 13-story residential building in Harlem, Manhattan. Designed by GKV Architects and developed by Artimus Construction, the structure yields 104 residences and 42 parking spaces. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $80,812 to $124,150.
Residents will have access to a wide range of amenities including pet-friendly policies, bike storage lockers, a shared laundry room, gym, party room, business center, children’s playroom, virtual doorman, and numerous outdoor terraces. Units have dishwashers, floor-to-ceiling windows, quartz kitchen countertops, stainless steel appliances, and large closets.
At 130 percent of the AMI, there are six studios with a monthly rent of $2,357 for incomes ranging from $80,812 to $124,150.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 3, 2022.
