The affordable housing lottery has launched for 1516 Park Avenue, a 12-story mixed-use building in East Harlem, Manhattan. Designed by Karl Fischer and developed by Isaac Schwartz, the structure yields 44 residences. Available on NYC Housing Connect are 18 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $70,286 to $187,330.
Amenities include bike storage lockers, recycling center, package lockers, valet trash, common area Wi-Fi, gym, yoga and dance studio, community center, media room, party room, recreation room, business center, senior center, multiple outdoor areas including a rooftop terrace, and a doorman and concierge. Residences are equipped with washers and dryers, dishwashers, air conditioning, smart controls for heating and cooling, hardwood floors, name-brand kitchen appliances, countertops, and finishes, and patios or balconies.
At 130 percent of the AMI, there are six studios with a monthly rent of $2,050 for incomes ranging from $70,286 to $138,840; nine one-bedrooms with a monthly rent of $2,250 for incomes ranging from $77,143 to $156,130; and three two-bedrooms with a monthly rent of $2,500 for incomes ranging from $85,715 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 8, 2022.
