Excavation has begun at 1 St. Mark’s Place, the site of a nine-story commercial building in the East Village. Designed by Morris Adjmi Architects and developed by Real Estate Equities Corporation, the structure will yield 53,000 square feet of office space and approximately 7,700 square feet of ground-floor retail space. The Rinaldi Group of New York is the general contractor, SDG Engineering PC is the structural engineer, and ICOR Associates is the MEPS engineer for the property, which is alternately addressed as both 3 St. Mark’s Place and 23-25 Third Avenue and is located at the corner of St. Mark’s Place and Third Avenue.
At the time of our last update in early March 2020, demolition had just completed and it appeared as though excavation would soon follow. However, the site remained idle over the next two years, during which time the developer secured a $70 construction loan from Parkview Financial to enable construction to proceed. Now, an excavator is busily digging below street level while two piling machines begin on the foundations. Below-grade work should continue throughout the winter and the steel-framed superstructure could possibly begin to emerge by next spring.
The latest rendering in the main photo shows a brown brick façade and a distinctive rounded corner with curved glass. A series of setbacks at the fifth, sixth, and ninth stories make way for terraces and are topped with hanging greenery. A landscaped terrace sits atop the roof level adjacent to a mechanical bulkhead with climbing vegetation. More greenery is depicted covering the sidewalk canopy along Third Avenue. Belden Tri-State Building Materials will supply the bricks for the exterior.
The closest subway is the 6 train at the Astor Place station to the west. One block further west are the R and W trains at the corner of East 8th Street and Broadway.
1 St. Mark’s Place is slated for completion in July 2024, as noted on the construction board.

Nice building, but it’s a shame that skinny “cake slice” tower on the left is staying. Would have been better if it was street to street! 🤔
