Number 16 on YIMBY’s countdown of the tallest projects underway in New York is 98 DeKalb Avenue, a 49-story residential skyscraper in Fort Greene, Brooklyn. Designed by SLCE Architects and developed by Rockrose Development, the 610-foot-tall tower will yield 418,092 square feet with 609 residential units and 3,775 square feet of commercial space. PAL Environmental Services is the general contractor for the project, which is alternatively addressed as 180 Ashland Place and is located at the corner of DeKalb Avenue and Ashland Place.
At the time of our last update in April, demolition was still progressing on the several low-rise occupants of the plot. These have since been razed and cleared, and recent photos show excavators and piling machines at work on the site. Excavation work has yet to commence, but the new foundations could conceivably begin to be formed by the early months of 2023.

No official renderings have been released for 98 DeKalb Avenue apart from the axonometric diagram in the main photo. This shows the rectangular tower rising to a setback just below the roof parapet, with the broad eastern side of the structure aligned with Ashland Place. A smaller part of the podium abuts DeKalb Avenue and appears to have an outdoor terrace. The uppermost stories feature higher ceiling spans that could be reserved for a combination of amenities and mechanicals. The diagram also depicts how the two remaining low-rise structures along DeKalb Avenue will be surrounded by the new building’s podium.
The nearest subways from the site are the B, Q, and R trains at the DeKalb Avenue station and the G train at the Fulton Street station.
An estimated completion date for 98 DeKalb Avenue has yet to be announced.

Knowing Rockrose and SLCE, it will literally just be that massing with glass on it.
The rectangular tower rising to a setback just below roof parapet, and surrounded by a new building’s podium. A neat rectangular area on the skyscraper looks beautifying to progress viewed, I was specifying the exterior that draw a line at floor count to dubbed its residential: Thanks to Michael Young.
I’m going to keep my expectations low for this one.
It kills me that thanks to sky plane setbacks they’re not even going to match the base height to the old 4-story’s and instead will show off an ugly party wall. Genius.
I always wonder about the history of the holdouts in a project like this. Are there rent-controlled tenants who couldn’t be bought out? Did grandpa on his deathbed say “Hold onto the DeKalb property”?
Zillow says 100 DeKalb is for sale for 5+ million.
Maybe they did not want to move. Projects like this destroy neighborhoods.

The only part I’d support is Atlantic Center/Terminal turning into Westfield Century City.
More like Prospect Heights just to the south where that Atlantic Yards development is steadily going up , and 4th Avenue too
