The affordable housing lottery has launched for 60 Fulton Street, a 23-story mixed-use building at 54-56 Fulton Street in Manhattan’s Financial District. Designed by Hill West Architects and developed by Parkland Group and Socius Development Group, the structure yields 120 residences. Available on NYC Housing Connect is a waiting list to fill four current and ongoing vacancies for the 30 affordable units allotted to residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $24,378 to $187,330.

Amenities include pet-friendly policies, fitness center, yoga room, roof deck and terrace, lounge, game room, demo kitchen and dining room, wine storage, bicycle storage room, tenant storage units, shared laundry room, 24-hour doorman, and an on-site super. Tenants are responsible for electricity including heat and stove.

NYC Rent Guidelines Board approved rent increases for rent-stabilized apartments of 3.25 percent for one-year leases commencing on or after October 1, 2022, and on or before September 30, 2023; and 5 percent for two-year leases commencing on or after October 1, 2022, and on or before September 30, 2023. Minimum income will be calculated based on the tenant’s share of the utilities.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 23, 2023.
