Construction has topped out on 33 Franklin Street, a seven-story residential building in Greenpoint, Brooklyn. Designed by StudiosC and developed by Yidel Hirsch under the Franklin 33 LLC, the 80-foot-tall structure will span 95,000 square feet with 80 units including an affordable housing component, as well as ground-floor retail space and on-site parking for 32 vehicles. Unique Developers Holdings Corp. is the general contractor for the property, which is alternately addressed as 82 Calyer Street and is bound by Calyer Street to the north, Quay Street to the south, and Franklin Street to the east.
The reinforced concrete superstructure was just beginning to rise above the sidewalk scaffolding at the time of our last update in mid-August. Since then, crews have reached the pinnacle and work has shifted to the installation of the blue waterproof inner walls framing the window grid.
The tallest section of the building is on the northern end of the site, where a series of stepped setbacks lead to the parapet.
Renderings show 33 Franklin Street clad mostly in light fluted brick masonry with an irregular grid of floor-to-ceiling windows. The upper levels will feature a darker gray façade. The numerous setbacks located across the structure will be topped with landscaped terraces lined with dark metal railings.
The below rendering showcases the main entrance along Franklin Street. Curved walls and round columns frame the portal, which leads to a sunken landscaped courtyard and the main lobby.
The following rendering shows the retail frontage tucked below the corner of the building with curved floor-to-ceiling windows.
Residential amenities at 33 Franklin Street include two common landscaped rooftop terraces on floors two and five, an indoor lounge, and a two-story fitness center. The nearest subway is the G train at the Greenpoint Avenue and Nassau Avenue stations along Manhattan Avenue.
YIMBY anticipates 33 Franklin Street to complete construction within the second half of 2023.
