Foundation work is nearing completion at 200 East 20th Street, the site of a 19-story residential building in Gramercy Park, Manhattan. Designed by CetraRuddy and developed by Glacier Global Partners, the 210-foot-tall structure will yield 82,800 square feet with 52 condominium units spread across 65,500 square feet and 2,730 square feet of retail space. CM & Associates Construction Management is the general contractor for the property, which is located at the corner of East 20th Street and Third Avenue.

Excavation work was still in the early stages at the time of our last update in late September. Since then the reinforced concrete slab and perimeter walls have been poured and preparations are currently underway for the formation of the ground floor. Bundles of rebar protrude around the southwestern edge of the property, marking the position of the building’s core. Construction should begin to pass street level in the coming weeks and could possibly top out before the end of the year.

The updated rendering in the main photo reveals several design changes to 200 East 20th Street, most prominently the switch from gray metal to a red earth-toned cladding. The upper levels also now incorporate a reconfigured and much more flowing arrangement of cascading setbacks and the introduction of rounded corners. The new iteration and color scheme has a much better relationship to the surrounding context and breaks up the monotonous glass curtain wall. It was last announced that the top three levels will house one unit per floor, and the 19th floor penthouse will come with a private outdoor terrace. Residential amenities include shared outdoor terraces on the second floor and rooftop, a fitness center, a pet spa, a children’s room, and bicycle storage.

The nearest subway from the site is the 6 train at the 23 Street station along Park Avenue South to the northwest. Also nearby are the 4, 5, 6, L, N, Q, R, and W trains at the 14 Street-Union Square station.

200 East 20th Street has a target completion date of June 11, 2024 listed on the construction board.

    Recently, the changes looked better with surrounding buildings, as well with color of the exterior especially in the part on rounded corners. Which if viewed from both sides of the street corner, like a line connecting that looking in both directions; beautiful upper level: Thanks to Michael Young.

    • Indeed….that curvy brick wrapper. Will it be “Cherokee Red”? (that is the name of the brick @ JW. Can it be called that today?)
