Construction is nearing completion on FÖRENA, a 12-story residential building at 540 Sixth Avenue in Chelsea. Designed by Morris Adjmi Architects and developed by Landsea Homes and DNA Development, the 80,000-square-foot structure will yield 50 condominium units in one- to three-bedroom layouts with pricing starting at $1.575 million. Fredrik Eklund and John Gomes of The Eklund Gomes Team and The Tuinstra-Davis Team at Douglas Elliman are leading sales and marketing for the property, which was built by Ryder Construction at the corner of West 14th Street and Sixth Avenue, on the border with Greenwich Village.

Since our last update in May, work has concluded on the ground floor and mechanical bulkhead, as well as on the door frames, window treatments, and railings for the terraces along the stepped setbacks. Barriers and metal fencing remain around the property as some finishing touches wrap up on the retail frontage facing Sixth Avenue. This will all be removed in the coming weeks once crews complete the new sidewalks on the southern and western sides of the property. Belden Tri-State Building Materials supplied the bricks.

  1. I think this is great. It looks new and modern and yet fits seamlessly into the streetscape – an example of a great site plan. The casement windows are also a huge plus.

  2. Very cool, actually fits the space and neighborhood – bravo!

  3. finally a building that isn’t a generic glass box.
    This building fits in perfectly

What a stunner. Love how it fits into the surrounding area and offers a very unique industrial look. More please!

I just walked by this last week. While I wish the brick would have wrapped into meeting the recessed window frames, overall, it’s a very good design that definitely fits into this area.

    • Energy code does not allow that anymore, if you up the insulation elsewhere in the building and pay for energy modeling (not cheap) it’s possible to get it approved.

  8. This will age much better than the bonkers glass cube building across Sixth.

  9. Very nice! A pleasant surprise.

  10. Gorgeous photos of the brick and metal facade!!! So glad the designers thought of something that makes sense and is not another glass box sellout

  11. Caterpillar sheds his skin to find a butterfly within

    • I literally thought “chrysalis” this morning, but I didn’t know if anyone would know what I was talking about! Yes!

I like where the stepped setbacks located on the building, beautiful like a sculpture that comes out of a gold frame. The exterior so stunning look that feel stepped up and down, scenery in spaces on the interior gorgeous as always. I’m impressed to walkable distance within the main entrance: Thanks to Michael Young.
