The affordable housing lottery has launched for 595 Dean Street, a two-tower mixed-use development part of Pacific Park in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the structure yields with 558 market-rate apartments, 240 affordable housing units, a 60,000-square-foot public plaza, and 3,412 square feet of ground-floor retail space. Available on NYC Housing Connect are 240 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $78,515 to $187,330.
Amenity spaces include a rooftop sundeck with swimming pool and barbecue grills, several resident lounges, a coworking space with private conference rooms, a screening room, an arcade-style game room, a children’s playroom, a cardio fitness room, a dog grooming space with third-party concierge services, and access to Chelsea Piers Fitness and Chelsea Piers Field House. Units come with stainless steel appliances and name-brand finishes. Tenants are responsible for electricity.
At 130 percent of the AMI, there are 99 studios with a monthly rent of $2,290 for incomes ranging from $78,515 to $138,840; 93 one-bedrooms with a monthly rent of $2,690 for incomes ranging from $92,229 to $156,130; and 48 two-bedrooms with a monthly rent of $3,360 for incomes ranging from $115,200 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 3, 2023.
