278 Eighth Avenue’s Brick Façade Progresses in Chelsea, Manhattan

Exterior work is progressing on 278 Eighth Avenue, a 14-story mixed-use building in ChelseaManhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Chelsea 23rd Realty Corporation, an LLC affiliated with JJ Operating, the 175-foot-tall structure will yield 132,700 square feet with 190 rental apartments and multiple levels of retail space. Square Mile Capital and Pacific Western Bank provided $183 million in construction financing for the project, which is being constructed by Leeding Builders Group between West 23rd and West 24th Streets.

Work on the hand-laid brick façade has wrapped up since our last update in January, when crews had enclosed the bottom half of the structure in the warm-hued masonry. Most of the floor-to-ceiling windows have been installed in the intervening months, along with the dark paneling that frames them. Belden Tri-State Building Materials supplied the brickwork.

The following close-up shots detail the texture of the brick façade and metal framework surrounding the windows. Some of the latter feature angular edges that add further character to the fenestration. The southwestern and northwestern corners of the building will feature much larger and wider windows.

The property will also yield 33,000 square feet of retail space on the ground floor and cellar levels, with a Target occupying 28,000 square feet as the anchor tenant. Residential amenities include a rooftop terrace, an additional outdoor terrace on the second floor, a fitness center, a communal lounge, a speakeasy, touchless elevator and lobby access, and a bicycle room.

The local C and E trains are located directly beside the property at the intersection of West 23rd Street and Eighth Avenue. The 1 train is also one block to the east at the 23rd Street station on Seventh Avenue.

278 Eighth Avenue’s anticipated completion date is listed on site for May 16, 2024.

  1. The brick color is similar to the color on the 1930 Emery Roth Co-op building on the southwest corner of W23rd & 8th Ave.

  2. Actually the massing and facade make a very nice transition structure looking up 8th from Chelsea towards mid-town.

    What a beautiful sight of brick facade with metal framework surrounding the windows, also two corners with wider windows. To be honest I knew what I liked of course, and it’s getting bolder I thought if looking from internal window. A work is run without hesitation: Thanks to Michael Young.

  5. hmm, from a gap store and a ny sports club to apts and a city target. this is called progress in 2023. ok.

    • It is a nondescript modern building. Target store on the street level. Anywhere USA type of thing. It is a Rorschach test, you can say anything that is on your mind about it. So I say it is just something filling space, yet you might say it is affordable housing for people who need it.

  6. Handsome building but what a shame ZFA wasn’t leveraged for a transit bonus here.

  7. Destruction of anything of character and charm around the late Penn Station continues. What a shame! And we were foolishly thinking about one day bringing back the grand old Penn Station…. Yeah right. The whole neighborhood is being pulled down. Next would be the historic Macy’s building.
