71-82 Parsons Boulevard in Flushing, Queens via NYC Housing Connect

Construction is complete on The Parluxe, an eight-story mixed-use building at 71-82 Parsons Boulevard in Kew Gardens Hills, Queens. Designed by ARC Architecture and developed by A&R Properties Group, the all-electric structure spans 100,000 square feet and yields 94 rental units in studio to two-bedroom layouts with interiors by Durukan Design, as well as 8,000 square feet of community facility space and 45 enclosed parking spaces. REAL New York is handling marketing and leasing for the property, which is bound by Parsons Boulevard to the east, Aguilar Avenue to the west, and 72nd Avenue to the south.

Recent photos show the completed look of the façade, which is composed of light gray bricks, ACM metal and wooden paneling, and floor-to-ceiling windows and sliding doors. There are multiple stacks of balconies lined with glass railings, and an expansive roof terrace surrounds the upper volume of the building. The ground-floor community facility can be subdivided into three spaces measuring 1,900 square feet, 3,850 square feet, and 2,250 square feet, or be activated by a single tenant.

Homes come with keyless door entries, 9’ 2” ceiling heights, light-colored oak flooring, built-in shelving in closets, and private outdoor spaces in select units. Residential amenities include an Akuvox virtual doorman system, a package room with keyless entry, a bike storage room with 36 spots, storage space, an app-operated laundry room, a 432-square-foot business lounge, and an outdoor courtyard on the second floor. There is also a 950-square-foot recreational lounge with a fireplace, a 707-square-foot gym on the seventh floor, and a 5,435-square-foot rooftop terrace.

The Parluxe is situated between three major parks: Flushing Meadows Corona Park, Kissena Park, and Cunningham Park. To the northwest is the Queens College campus, St. John’s University is to the southeast, and the Long Island Expressway and Grand Central Parkway are both a short drive from the site. The closest subways are the E and M trains at the Kew Gardens-Union Turnpike and Briarwood stations.

  1. Amazing the amount of greenery in the rendering while the end results looks like a barren outpost in the concrete jungle. Where is the city with their urban cooling requirements ?

    • I think it looks quite good. Not sure what you’re looking at. The real deal never looks as moody as a rendering.

      Yes, this is an example of a very attractive rendering that invokes the feelings of a comfy, livable neighborhood. I wish they kept the angled corner glass but alas, they didn’t. I also hope they plant trees as they make cities more quaint- Paris is a lovely city with its beautiful boulevards and avenues, but NYC is not Paris. The building is new so perhaps landscaping will be added in the future.

    • The third photo is aligned almost perfectly with the rendering—complete with angled balconies. Is it the day/night difference that’s annoying folks? Biggest difference for me is lack of pergola top floor.
