Permits have been filed for a seven-story mixed-use building at 83-07 Queens Boulevard in Elmhurst, Queens. Located on a triangular site between Van Loon Street and 51st Avenue, the lot is near the Grand Avenue-Newtown subway station, serviced by the M and R trains. Steve Li of WWJ Group, is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 49,134 square feet, with 39,136 square feet designated for residential space, 9,097 square feet for commercial space, and 900 square feet for community facility space. The building will have 53 residences, most likely rentals based on the average unit scope of 738 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 27 enclosed parking spaces.

Demolition permits have not been filed yet. An estimated completion date has not been announced.
