The affordable housing lottery has launched for 312 West 43rd Street, a 33-story mixed-use building in Hell’s Kitchen, Manhattan. Designed by Handel Architects and developed by National Real Estate Advisors and Taconic Partners, the structure yields 330 residences. Available on NYC Housing Connect are 82 units for residents at 40 to 120 percent of the area median income (AMI), ranging in eligible income from $32,023 to $183,000.
Units feature hardwood floors, air conditioning, patios or balconies, smart controls for heating and cooling, spacious closets, and name-brand kitchen countertops, finishes, and appliances. Amenities include a gym, yoga and dance studio, spa, resident lounge, pet-friendly policies, bike storage lockers, common area Wi-Fi, pool, party room, package lockers, recreation room, rooftop terrace, on-site resident manager, and concierge. Tenants are not responsible for utilities.
At 40 percent of the AMI, there are ten studios with a monthly rent ranging between $934 and $989 for incomes ranging from $32,023 to $45,200; 20 one-bedrooms with a monthly rent ranging between $1,001 and $1,059 for incomes ranging from $34,320 to $50,840; and three two-bedrooms with a monthly rent of $1,201 for incomes ranging from $41,178 to $61,000.
At 60 percent of the AMI, there are 33 one-bedrooms with a monthly rent of $1,589 for incomes ranging from $54,480 to $76,260.
At 120 percent of the AMI, there are seven one-bedrooms with a monthly rent of $3,178 for incomes ranging from $108,960 to $152,520, and ten two-bedrooms with a monthly rent of $3,813 for incomes ranging from $130,732 to $183,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 22, 2024.
