Construction is rising on 89 Dekalb Avenue, a 30-story mixed-use building in Fort Greene, Brooklyn. Designed by Perkins Eastman and developed by RXR, the 348-foot-tall structure will span 289,000 square feet and yield 324 rental apartments with 98 rent-stabilized units, as well as 55,000 square feet of academic space for Long Island University, a cellar level, a 30-foot-long rear yard, two loading berths, nearly 15,000 square feet of amenities, and an enclosed parking garage for up to 198 vehicles with electric vehicle charging stations. Whitehall Interiors is the interior designer, and RXR LIU PII Developer TRS LLC is listed as the owner of the property, which is located on an interior lot by the corner of Dekalb Avenue and Ashland Place.

Work has moved quickly since our last update in late January, when excavation and early foundation work were taking place behind the wraparound sidewalk fencing. Recent photographs show the reinforced concrete superstructure rising above the surrounding streetscape with the aid of a tower crane, and the first sections of the safety cocoon netting have been installed around the edges of the top floor plates. Crews have reached the second of the five stepped setbacks on the southern elevation, and the building’s form should become more apparent with each successive step. YIMBY predicts 89 Dekalb Avenue will reach the halfway mark by the middle of summer, and possibly top out in the fall. The gradual reduction in the size of the floor plates should increase the speed of vertical progress.

Renderings in the main photo and below depict the stepped massing of the southern profile along Dekalb Avenue. The curtain wall is composed of reflective glass with thin black mullions surrounded by a light-gray and charcoal-hued paneling. The setbacks are shown topped with landscaped terraces, and the building culminates in a gray mechanical bulkhead.

Residential amenities will include a 24-hour concierge service, coworking areas, and fitness centers. The site is a short walk from the Dekalb Avenue subway station along Flatbush Avenue Extension, served by the B, Q, and R trains.

89 Dekalb Avenue’s anticipated completion date is slated for December 2025, as noted on site.

    It’s a decent design and hopefully the surface corner lot will be developed next and it won’t have 198 new parking spaces.

    • Amen to that! Can’t wait to see that parking lot go. Brooklyn Hospital Center had a whole development plan for 2-3 towers on their campus, whatever happened to that??

  4. A building over here having 198 parking spots is a shame

    It’s like Brooklyn is trying to be Manhattan and a suburb at the same time

    • Amazing – people who want to live there actually want to GET OUT of Brooklyn, too! They want to have life of hobbies and pursuits outside of the city, where none of the Atlantic station trains go. And they’re willing to pay big bucks for parking spots in that area. What a surprise! to none.
