Permits have been filed for a six-story residential building at 2256 Andrews Avenue North in University Heights, The Bronx. Located between West Fordham Road and West 183rd Street, the lot is near the 183rd Street subway station, serviced by the 4 train. Cezar Haxhari under the Cezar H LLC is listed as the owner behind the applications.
The proposed 62-foot-tall development will yield 15,101 square feet designated for residential space. The building will have 25 residences, most likely rentals based on the average unit scope of 604 square feet. The concrete-based structure will also have a cellar, a 36-foot-long rear yard, and eight open parking spaces.
Fred Geremia Architects & Planners is listed as the architect of record.
Demolition permits were filed in March for the two-story structure on the site. An estimated completion date has not been announced.

There are still some “holdouts” from before the construction of the Jerome Ave. #4 elevated subway line and subsequent building boom c. 1922. Many buildings in this area were abandoned by the mid-1970s when I fled the neighborhood. It is nice to see progress there.
