Façade installation is nearing completion on 140 Hillside Avenue, a seven-story residential building in Fort George, Manhattan. Designed by J Frankl Associates and developed by Read Property Group, the structure will span 26,466 square feet and yield 20 condominium units with an average scope of more than 1,000 square feet, including two penthouse units, as well as residential amenities and a cellar level. The development stands on a formerly vacant lot between Nagle Avenue to the north and Sickles Street to the southwest, and between the neighborhoods of Washington Heights and Inwood.

Recent photographs show the front and rear elevations covered with scaffolding and black netting as crews work to finish the brick façade. The ground floor remains obscured by wooden fencing and the sidewalk shed. Work is complete on the flat lot line walls, which are enclosed in gray EIFS paneling with a sparse grid of windows. Crews are also working on the mechanical bulkhead at the top of the reinforced concrete superstructure.

The main rendering depicts the exterior composed of alternating columns of light and dark brick on the southern elevation facing Hillside Avenue. Portions of the seventh floor are set back from the sidewalk to make room for private outdoor terraces for the upper units. Residential amenities for 140 Hillside Avenue will include recreational space on a rooftop terrace, and bicycle storage for all tenants.

The project is being completed with the help of $9.8 million in financing arranged by Meridian Capital Group in March 2023.

The nearest subway from the development is the 1 train at the elevated Dyckman Avenue to the east.

140 Hillside Avenue’s anticipated completion date is slated for this summer, as noted on site. However, YIMBY expects work to finish closer to the end of the year.

  1. This is in Washington Heights, not Inwood.

Sorry to tell you, this article never said the building was in Inwood. It says it is in FT GEORGE between Inwood and Washington heights

      • The title of the article in the email I received did indeed say Inwood. YIMBY edited it to now say Fort George. And they won’t post this comment!

I am watching columns of light and dark brick, which all are rough brickwork to appear. Nevertheless the facade looks charming: Thanks to Michael Young.

  3. Please don’t call it low income housing

If you read the article closely, it states the building is in Ft George. It is between Inwood and Washington heights. The article never once stated that it was in Inwood.
