Construction is finishing up on The Frame, a six-story residential building at 31-19 29th Street in Astoria, Queens. Designed by NiZa Works and developed by Silverline Group, the 75-foot-tall structure will span 7,477 square feet and yield 20 condominium units along with a cellar and a 43-foot-long rear yard. The ground-up development is located on an interior plot between 31st Avenue to the north and Broadway to the south.
Recent photographs show the reinforced concrete superstructure almost fully enclosed in its façade of gray brick, finished concrete, black paneling, and floor-to-ceiling windows. Only some minor finishing touches remain to be completed on the ground floor around the main entrance, which is tucked beneath an overhanging frame. A garage entrance is positioned adjacent to the front doors, and the multiple outdoor terraces and a roof deck sit on the upper levels.
The blank northern lot line wall abuts a quaint three-story home.
The property was formerly occupied by a pair of two-story homes.
The renderings of The Frame in the main photo and below preview the finished result, which will include floor-to-ceiling glass around the entrance and the building’s name above the overhang.
Residential amenities include 22 storage lockers, ten enclosed parking spaces with electric vehicle charging stations, a lounge, a fitness center, keyless entry to the building, and a virtual doorman with mobile phone access. Acre Realty is serving as the exclusive sales and marketing agency for the property.
The nearest subways from the site are the N and W trains at the elevated Broadway station to the southeast over 31st Street.
Construction topped out in April 2023, and YIMBY expects the remaining work on The Frame to conclude around the end of summer.

“The Frame” could have been a larger, more stunning building. This one is ok. I thought that “The Frame” was an entirely different building. This one is hardly impressive. Too bad they took the name.
