8 Court Square Completes Construction in Long Island City, Queens

Construction is is complete on 8 Court Square, a 20-story residential building in Long Island City, Queens. Designed by Hill West Architects and developed by Rose Associates and Werwaiss Properties under the 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure yields 157 rental units in one- to two-bedroom layouts with an average scope of 684 square feet, as well as 10,170 square feet of retail space. Forty-eight of the apartments will be reserved for affordable housing. Cauldwell Wingate served as the general contractor for the property, which is alternately addressed as 27-10 44th Drive and is bound by 44th Drive to the northeast, Jackson Avenue to the northwest, and Thomson Avenue to the west and south.

All remaining scaffolding, barriers, and fencing were removed from the base of the building since our last update in November 2023. Also gone is the blue protective film covering the floor-to-ceiling windows, revealing the finished appearance of the building. The façade is composed of a combination of black metal paneling and grids of red brick framing the reflective glass curtain wall. The building’s most prominent feature is the stack of triangular balconies at the western corner, which are lined with glass railings and supported by a tall column spanning most of the height of the tower. A pair of setbacks on the main southwestern face create additional outdoor space for residents. The retail space sits in a one-story podium at the corner of Jackson Avenue and 44th Drive, and is clad in the same combination of brick and black metal as the rest of the development.

Homes come with name-brand finishes, dishwashers, hardwood floors, and washers and dryers. Select units feature private outdoor space. Residential amenities are spread across nearly 14,000 square feet and include a 24-hour attended lobby, a fitness center, an outdoor rooftop terrace, a yoga studio, a dog washing station, common area Wi-Fi, a recreation room, bike storage, a reservable coworking lounge with adjacent conference rooms, a private dining room, a game lounge with a sports simulator and billiards table, storage lockers, and a lower rooftop terrace above the one-story annex complete with a grilling station and seating surrounded by lush landscaping.

The nearest subways from the development are the G and 7 trains at Court Square, the E and M trains at Court Square-23rd Street, and the E, M, and R trains at Queens Plaza.
