Sales have launched for The Perrie, a 20-story residential building at 234 East 46th Street in the Turtle Bay section of Midtown East, Manhattan. The structure will yield 95 condominium units in one-bedroom layouts, as well as five penthouses with private rooftop terraces. The property is located between Second and Third Avenues.
The building originally opened in 1986 and is currently being renovated and repurposed for residential use following a failed venture to convert it into a long-stay hotel.
Amenities at the property include 24/7 doorman service, landscaped gardens, a fitness center, a coworking suite, and a lounge. The Perrie will also be the first residential building in the neighborhood to meet the requirements for Federal Housing Administration financing.
Interiors were designed to complement the building’s early 20th century-inspired gardens, featuring natural materials such as oak and stone. Open-plan kitchens embrace natural light, and bathrooms feature marble walls and vanities. Most units come with private balconies.
“Turtle Bay has always been one of New York City’s most iconic neighborhoods, and it is once again capturing global attention with its soaring skyline and increasing connectivity,” said John Felicetti, managing director of Corcoran New Development, which is leading sales for the condominiums. “The area has seen remarkable investment, and it’s exciting to see it emerge as a genuine mixed-use destination.”
The Perrie is located a short walk from Grand Central Station, which offers access to the 4, 5, 6, 7, and Shuttle train, as well as the Metro-North Railroad.

Paul Castellano was murdered just west of here by John Gotti…
Awesome tea—thank you for that tidbit!
Are the tall iron gates at the entrance intended to keep out the turtles? They are surprising features.
If you like open spaces, this is perfect for you and I am the same: Thanks.
