Façade work is taking shape on Sutphin Senior Residence, a 15-story all-affordable housing building at 97-04 Sutphin Boulevard in Jamaica, Queens, Designed by Bernheimer Architecture and developed by affordable housing developer Breaking Ground under the BG Sutphin Owner LLC, the structure will yield 173 apartments reserved for low-income seniors, including 52 supportive units for older formerly homeless adults with serious mental illness or substance use disorder. The remaining 121 units will be designated for adults aged 62 years or older, earning 50 percent or less than the area median income. The building will also contain a 15,000-square-foot health center operated by the Community Healthcare Network on the ground and cellar levels. The property is located at the intersection of Sutphin Boulevard and 97th Avenue.

Recent photographs show the structure topped out and largely shrouded in a dense assembly of scaffolding and black netting. A portion of the Sutphin Boulevard elevation is exposed, revealing the look of the façade, which is composed of charcoal and blue brick. The hoist is attached to the northern face of the superstructure, and crews were seen lifting various pieces of equipment and materials to the rooftop using a crane parked along 97th Avenue. Sections of the roof parapet are still in the process of being formed with CMU blocks.

Renderings of the project depict the bulk of the façade composed of dark gray masonry with a grid of recessed windows set in blue frames. A matching blue exterior surrounds the main entrance. The five-story volume that runs along the base of the northern elevation is depicted enclosed with light gray brick, though the construction photos suggest that this will also be blue in color. A photovoltaic canopy sits atop the flat parapet.

The health center will offer free Wi-Fi, a fitness room, and outdoor recreation areas. Sutphin Senior Residence is being designed to Passive House standards and is aiming to achieve Enterprise Green Communities certification and meet environmental standards outlined by NYSERDA’s Clean Energy Initiative. The all-electric building was also awarded $951,500 from NYSERDA’s Clean Energy Initiative that is aiming to put New York on the path to meeting the Climate Leadership and Community Protection Act’s target of an 85 percent reduction in greenhouse gas emissions by 2050.

State financing for Sutphin Senior Housing includes $33 million in permanent tax-exempt housing bonds, $53 million in Federal Low-Income Housing Tax Credits, and $13 million in subsidy from New York State Homes and Community Renewal. The New York State Office for Temporary and Disability Assistance is providing $6.7 million through the Homeless Housing and Assistance Program. Other financing includes $14 million through the New York City Department of Housing Preservation and Development’s Senior Affordable Rental Apartments Program and $3 million in discretionary support from the New York City Council and Queens Borough President.

The nearest subways from the property are the E, J, and Z trains at the Sutphin Boulevard-Archer Avenue-JFK Airport station to the north. Also nearby is the Jamaica station with access to the Long Island Rail Road and AirTran shuttle service to John F. Kennedy International Airport.

97-04 Sutphin Boulevard’s anticipated completion date is slated for October 2025, as noted on site.

  3. Con someone help me even time I apply I can never get approved for one I am 65 and I have health problems and I can’t get no help

  4. Hopefully this building will be cheaper than what is being called affordable housing that I will be able to afford an apartment
