Construction is complete on 1515 Surf Avenue, a two-tower residential development in Coney Island, Brooklyn. Designed by Studio V Architecture and developed by LCOR, the 470,000-square-foot project comprises 16- and 26-story structures connected by a shared podium, and yields 463 units. The property is located between West 15th and 16th Streets.
Recent photos show the completed look of the towers, which are clad in light beige brick surrounding floor-to-ceiling windows. The structures are adorned with curving touches like rounded corners and balconies, and sculpted, flowing frames around the entrances and upper levels.

The fully electric development is engineered to achieve carbon neutrality and utilizes the largest active geothermal system in New York City’s history to power its domestic hot water systems, eliminating the need for traditional fossil fuel-based equipment. LCOR partnered with Ecosave on the design and installation of the system, which is estimated to reduce the building’s carbon emissions by over 60 percent versus comparable properties. The project is also pursuing LEED Zero Carbon certification.

1515 Surf offers a mix of one- and two-bedroom apartments, as well as 13 penthouses. Of the total 463 units, 139 are designated as affordable housing. Each apartment features oversized windows, in-unit washers and dryers, and smart-home technology.

The development features more than 35,000 square feet of amenity space, including 17,000 square feet of private landscaped outdoor space. Amenities include a outdoor pool with views of the ocean and Lower Manhattan skyline, a fitness center, an indoor basketball/handball court, a children’s playroom, beach lockers, coworking spaces, and on-site parking.
1515 Surf also plans to showcase community art installations and features a private collection of neighborhood photography and custom pieces by local artists such as SNOEMAN, Timothy Goodman, and Corey Paige.

I get what the architect was doing here and despite some quibbles, it largely works. It’s good to see this low density outpost get some new housing.
Beautiful structure, always keep in mind to give the opportunity to a hard-working New Yorkers that may qualify but at a little lower cost that may be affordable.
