The affordable housing lottery has launched for Belle Gardens Cooperatives, a collection of co-op apartments across a number of sites in Bedford-Stuyvesant, Brooklyn, including 20 Suydam Place, 37 Rochester Avenue, and 331 and 335 Ralph Avenue. Available on NYC Housing Connect are 46 units for residents at 90 to 130 percent of the area median income (AMI), ranging in eligible income from $83,126 to $218,010.
Eligible buyers should have 10 percent of the purchase price available for down payment. Each buyer must occupy the cooperative apartment as their primary residence. Any prospective applicant who currently owns or has previously purchased a residential property is ineligible. Amenities include an outdoor terrace and in-unit washers and dryers. The owner is responsible for electricity.
At 90 percent of the AMI, there are two one-bedrooms with a monthly maintenance fee ranging from $739 to $858 for incomes ranging from $83,126 to $125,820.
At 110 percent of the AMI, there are nine one-bedrooms with a monthly maintenance fee ranging from $675 to $746 for incomes ranging from $96,594 to $153,780, and 14 two-bedrooms with a monthly maintenance fee ranging from $898 to $1,080 for incomes ranging from $108,248 to $184,470.
At 130 percent of the AMI, there are nine one-bedrooms with a monthly maintenance fee ranging from $674 to $801 for incomes ranging from $113,852 to $181,740, and eight two-bedrooms with a monthly maintenance fee ranging from $898 to $992 for incomes ranging from $134,837 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 8, 2025.
