The affordable housing lottery has launched for Lumen LIC, a 67-story residential skyscraper at 23-15 44th Road in Long Island City, Queens. Designed by Hill West Architects and developed by United Construction & Development Group, FSA Capital, and Risland US Holdings LLC, the structure yields 802 residences. Available on NYC Housing Connect are 282 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $102,515 to $250,380.

Residents have access to a wide range of amenities including a 75-foot-long, temperature-controlled indoor swimming pool, a spa with his-and-her locker rooms, a sauna and steam room, fitness center, massage room, private yoga and Pilates classes, aquatic fitness lessons, and group weight and cardio classes.

Pet care services include a pet spa, dog walking and daycare, grooming, behavioral training, and veterinary house calls.

Concierge services include move-in assistance, housekeeping, house office tech support, furniture assistance, in-home chefs and catering, in-home salon services, and personal shopping.

Other amenities include a children’s playroom, a laundry room, a third-floor common space with a business center, a secondary residential lounge with a demonstration kitchen, a private parking garage, storage units, a bicycle storage room, and a landscaped outdoor terrace on the fifth floor.

At 130 percent of the AMI, there are 56 studios with a monthly rent ranging from $2,990 to $3,190 for incomes ranging from $102,515 to $161,590; 117 one-bedrooms with a monthly rent ranging from $3,490 to $3,695 for incomes ranging from $119,658 to $181,740; 99 two-bedrooms with a monthly rent of $4,434 for incomes ranging from $152,023 to $218,010; and ten three-bedrooms with a monthly rent of $5,114 for incomes ranging from $175,338 to $250,380.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 30, 2024.
